How far is the villa from Lisbon airport?
Twenty minutes by car from Humberto Delgado Airport (LIS). Send us one arrival list and transfers are arranged with the rest of your trip — they are included in the all-inclusive weeks, so nobody is booking taxis on the day or splitting a bill in the arrivals hall. If you are taking the house on its own we quote transfers with your booking.
Will our whole group actually fit?
Nine bedrooms of proper beds, and the house takes up to 28 — above nine bedrooms' worth, sofa beds in the living spaces make up the difference, and we say so rather than leaving you to discover it. What does a week actually cost for a group?
The house alone runs from €4,900 for three winter nights to €21,500 for a week in August — whole property, never by the room. A planned trip, with meals, transfers and days out arranged and billed as one thing, runs from about $850 per person to $2,450. No cleaning fee, no service charge, and tax is inside the quoted price. What time is check-in, and can we arrive early?
Check-in is 17:00 and check-out is 10:00. The reason it isn't earlier: a full turnover of a nine-bedroom house takes seven to fourteen cleaning hours depending on the size of the group leaving that morning. You don't have to carry your luggage around Lisbon in the meantime — most groups drop bags at the entrance between 11:00 and 13:00 and go to the beach, and we message you during the day the moment we know whether the house can open early. Can we host an event or large dinner at the villa?
Yes. The villa accommodates dinners for up to 28 indoors and many more on the terraces. We've hosted weddings, milestone birthdays, and corporate dinners. Larger events with outside guests need pre-approval — your concierge will handle it.
What's included in the AI concierge?
Restaurant recommendations and reservations, excursion bookings, transfers, pre-arrival itinerary planning, and 24/7 in-stay support. It runs over WhatsApp and through the site, in five languages, and a human picks up anything it can't handle.
What's your cancellation policy?
24-hour grace: if you change your mind within 24 hours of booking, reply to your confirmation email and we'll refund the full amount. (Doesn't apply to last-minute bookings made within 7 days of arrival — those follow the standard policy immediately.) After the grace window: cancellations 180+ days before arrival receive a 100% refund; 90–180 days before, 50% refund; within 90 days of arrival, non-refundable but can sometimes be rescheduled — contact us. (A 50% deposit confirms bookings made more than 30 days before arrival; bookings made within 30 days are charged in full at booking.)
How do I pay, and when?
Pick your preferred currency at the top of the booking page (EUR / USD / GBP — auto-detected from your country, switchable any time). Then choose credit card (Visa, Mastercard, Amex, Apple Pay, Google Pay; instant) or bank transfer (1% off, paid in full upfront, funds clear in 1–3 days). Bank transfer routes automatically by your currency: EUR → SEPA Direct Debit (auto-pull from your bank); USD → US ACH; GBP → UK Faster Payments. All three are free for your bank. For card bookings: 50% deposit at booking when check-in is more than 30 days out, otherwise the full amount is charged at booking; the balance auto-charges 30 days before arrival when applicable. A refundable security deposit (€1,000 / $1,000 / £1,000 depending on your currency) is pre-authorised on the saved card or SEPA mandate three days before arrival and released within seven days of departure (card and SEPA Direct Debit bookings only — US/UK bank-transfer bookings don't get an automatic security hold).
Do you allow pets?
Yes, well-behaved dogs by prior arrangement. €50/stay cleaning supplement. We have crates, bowls, and a beach we love walking dogs on.
What's the minimum stay?
Four nights minimum year-round. Some peak weeks (high summer, major Lisbon events) require a longer minimum — the calendar will show you which dates apply when you pick them. Last-minute exceptions are sometimes possible — ask your concierge.
Is the pool really heated in winter, and how warm does it get?
Yes — an enclosed pool on a heat-pump timer, holding between 25.5°C and 28°C. Eight hours a day as standard, extended to twelve if your group wants it warmer; tell us at booking and we set it for your dates. We won't push it past 28°C, because above that the water stops holding chlorine properly. A retractable cover keeps the heat overnight. Is there a cleaning fee?
No — there is no cleaning fee, which on a nine-bedroom house is usually a significant line on the invoice. What we ask instead is a five-item checkout: dishwashers on, keys in the wooden box, windows and doors closed, bins to the container at the end of the street, pool cover closed.
